Cuffley, near to the M25 motorway that orbits London, is a highly sought after residential community. Its most famous resident is Sir Terry Leahy, the current CEO of Tesco. Located between Cheshunt and Potters Bar it sits on the London Commuter belt in the Welwyn Hatfield district of south-east Hertfordshire and has a population of around 4,000 people. Cuffley railway station provides a commuter service to Moorgate and connects to King's Cross in the evenings and at weekends.

Subject to attaining planning permission, the 56 acre Kingsfield site is proposed as an exclusive residential development designed and landscaped to be compatible with the adjacent housing. LHG envisage a first class residential community including affordable housing for young people trying to get their feet on the housing ladder, plus key-worker housing as well as executive homes. The site lies within the natural extension of Cuffley which sits in a borough clearly identified as one of the areas for housing expansion.

The East of England Regional Assembly in 2004 mandated Welwyn Hatfield to build 5,800 new homes. This allocation was upgraded by the East of England Panel report in June 2006 to 10,000 new homes and ratified by Government in December 2006.

Since which, in order for these homes to be built close to sustainable communities the East Of England Plan 2008 identified four boroughs out of 47 where Greenbelt can be released to meet the residential needs for new homes. Welwyn Hatfield is one of these four. For these reasons LHG believes Kingsfield represents an excellent investment opportunity.
